Sunway Property launches Sunway Majestic with 70% of buyers from Malaysia, 30% from Singapore

Buyers to day mirror Johor Bahru’s cross-border account, with 30% Singaporeans and 70% Malaysians (of that 60% work within Singapore). Purchases are mainly for personal stay (70%), with 30% for investment.

Sunway Majestic notes Sunway Property’s first property development in JBCC and the city center’s first SOHO residences. Sunway Majestic has 1- to 3-bedroom SOHO units starting off at RM400,000, with the choice to customise under Sunway Property’s distinct Design to Own concept. This price point sits well within the range sought by 72% of reviewed buyers (RM1 million and below), the Sunway press release says.

Sunway Majestic is also part of Sunway Property’s The BIG Deal campaign, including 16 Signature Projects and New Launches throughout Klang Valley, Johor, Ipoh, and Penang. Running from currently up until Nov, the campaign provides RM10 million in revenue rewards, along with exclusive bundles and buyer motivations.

According to an independent research study by Milieu, selected by Master Community Developer Sunway Property (June 2025) to gauge Singaporeans’ interest rate in Johor real properties, almost half (48%) of surveyed property seekers are considering Johor Bahru for their next purchase– 83% of whom already own property in Singapore.

The property development includes multi-tiered security systems. Connectivity is strengthened with a dedicated shuttle service to the RTS, a walkway link to Hutan Bandar, and access to bordering shopping malls, academies, and medical care facilities. It is adjacent to Sunway Commercial Square, a retail center for shopping and dining to be managed by Sunway Malls.

Johor is benefitting from significant policy and facilities catalysts. The Johor– Singapore Special Economic Zone (JS-SEZ), formalised earlier this year, is expected to bring in considerable financial investment and trade flows. Meanwhile, the RTS Link, connecting Bukit Chagar (JB) to Woodlands (Singapore) by late 2026, will trim cross-border travel to just 6 mins.

” Property buyers here are critical and assume long term,” claimed Gerard Soosay, Sunway Property Chief Executive Officer (Southern Area). “Johor Bahru’s appeal is genuine, but expectations are greater: communities must be risk-free, linked, and adaptable to cross-border lifestyles. That is the criterion we are building in the direction of. Our function as Malaysia’s Master Community Developer is to satisfy this progressing landscape with a long-lasting view, co-investing in the areas we develop and staying real to our assurance of being With You For Generations.”

Sunway Property has recently released Sunway Majestic, its primary project in Johor Bahru City Centre (JBCC) and the city center’s very first SOHO condos. With property term, a site simply 3 kilometres from the upcoming Johor Bahru– Singapore Rapid Transit System (RTS) Link, and next to Sunway Commercial Square, the project is purposefully placed for both own-stay purchasers looking for city-centre convenience and clients aiming to catch cross-border rental demand.
